Karim’s plot sits on a standard-width city lot, which usually limits how open a building can feel. We built the typical floor plan around natural cross-ventilation and gave the front facade real depth instead of a flat wall facing the road.

Karim’s is a south-facing, premium residential development situated on a five-katha plot in the highly accessible, master-planned aqua-green township of Jolshiri Abashon. This elegant building features a ground-plus-mezzanine-plus-eight-story G+M+8 configuration and contains eight exclusive flats designed with 2,500 square feet of meticulously planned living space per floor.

Designed to harmonize luxury with daily community functions, the building boasts a double-height majestic entrance, a water-surrounded reception room, and dedicated parking for eight vehicles on the ground floor. Barakah is the one project here with a duplex unit built into the structure — a request that changes the vertical planning of the entire building, not just one floor. We designed the structure around the duplex from the start instead of retrofitting a standard layout to fit it.

Internally, the structure features a well-organized layout centered around an efficient circulation spine containing a main elevator and an open stairwell. The ground level acts as a secure utility and parking hub, complete with a dedicated guard room at the entrance and isolated service quarters at the rear. Moving upward, the mezzanine layer offers expansive, open-concept halls defined by soaring double-height voids, creating versatile, airy spaces perfectly suited for premium lounges or executive offices. The main residential floors transition into a deeply comfortable, family-centric environment, featuring a sprawling central dining area and an attached family living space that directly accesses a scenic outdoor terrace. The Logic Behind the Lines

Two working sketches, pulled straight from the design process for Jolshiri Abashon, show what actually decides a building’s shape before it ever gets rendered.

Reading the Floor Plan First

Every bedroom in this layout sits in a corner — not by convention, but because a corner is the only position on a rectangular floor plate that catches light and cross-ventilation from two directions at once. Put four bedrooms in the four corners, and the whole unit breathes without leaning on a single mechanical vent.

The south side carries the main bedroom and its veranda, and that’s deliberate. South-facing openings catch the steadiest daylight through the year at this latitude, so that’s where the room people spend the most unconscious hours in belongs. That veranda actually runs the full width of the south face, uninterrupted across all three room bays, so every south-facing room steps out onto one continuous strip of outdoor space rather than a private balcony that dead-ends.

Each of the main bedrooms also gets its own attached toilet, sized around 8′-8″x5′-0″ with a dresser and closet built in. In a household spanning more than one generation, that’s less a luxury than a way of keeping separate morning routines from colliding.

The lift and stair core sits dead center, inside a shared lobby measuring just over 257 square feet, positioned specifically so it doesn’t block airflow to either bedroom wing. It’s the one part of the plan that has to repeat identically on every floor, so it got fixed first — everything else was drawn around it, not the other way around.

The rest of the plan follows a simpler rule: don’t wall off the spaces a family actually lives in together. The living room, at 13′-5″x16′-0″, opens straight onto the foyer, and the family living area shares that same sightline along with the dining space. On a 2,273-square-foot floor, that open sightline is what makes the unit feel larger than its number suggests — four private bedrooms ringing one continuous social core, instead of four rooms stitched together by a hallway.

Then the Skin

The facade isn’t decoration sitting on top of the plan — it’s doing three jobs at once, and the grid in this sketch is literally how we tracked each one. Every cell in that grid corresponds to a single balcony bay, checked individually for how much shade, airflow, and light it needed based on its floor and orientation.

The planter boxes and hanging plants aren’t green for the sake of it. Positioned on the sun-facing bays, they act as passive shade, cutting direct heat before it reaches the glass — heat-reflective glazing handles what the plants don’t reach. Together, those two systems are the reason the note on this elevation simply reads “max light and vent”: the goal was never to block the sun out, it was to filter it.

The building faces south, same as the main bedroom on the floor plan beside it, and that’s not a coincidence. A south-facing facade in this climate gets the most consistent daylight and also the most direct heat, so the shading system here has to work harder than it would on any other elevation of the same building. Every vertical railing along the balcony edges is a child-safety decision made for the families who’ll actually use these balconies, not an afterthought added once the render looked finished.

At ground level, the entry sequence carries its own logic. A double-height veranda marks the entrance itself, tall enough to feel like a threshold rather than a doorway, with a strip of landscaping running along the boundary before you even reach the reception. It’s a short walk — past the green, under the double height, into the lobby — but it follows the same principle as the floor plan behind it: nobody should have to walk through a wall to reach the room that matters.

None of this works in isolation. A corner bedroom with a wide-open balcony still overheats without something shading it. A shaded facade still traps stale air if the plan behind it doesn’t let cross-ventilation move through. The floor plan and the facade were sketched as one problem, not two — which is also the only way any of it holds up once the building is standing in Dhaka’s climate instead of sitting on a page.
